228 Wildwood Ln. Boulder

Beautiful Mountainside Home In Foothills of Boulder

Conveniently located, a 12 minute drive from downtown Boulder, and perched on a quiet and peaceful West-facing hillside with unobstructed views of the Continental Divide and Kiowa Mountain, 228 Wildwood offers the rare combination of a beautiful foothills home with privacy, views and easy access to town, with the added bonus of a level backyard of green grass.  Located near a school bus route at the end of a private, recently paved road in the coveted Pine Brook Hills neighborhood, this comfortable home offers an open family-friendly layout with great outdoor spaces, breathtaking views including the rare Boulder sunset views, and extraordinary privacy.

Built by Kirk Hendricks, who was a leading local builder of mountain properties in the Boulder area, 228 Wildwood was created to capture the views from the living spaces and the master bedroom. To maximize the views and the experience in the home, Hendricks employed an “upside down” layout with the kitchen, great room, dining room, office, and master bedroom, all located on the upper level, with expansive view corridors and direct access from almost every room out onto the West facing Deck. The main entrance to the home and the garage is on the lower level. This “upside down” concept is common in areas where capturing views is a priority, and having access to an outdoor deck from the main living area creates a true Colorado indoor/outdoor lifestyle.

The south facing front door opens to a gracious entry with two oversized closets that provide plenty of space for gear. One of these closets also has a corresponding closet on the top floor that is designed to house an elevator, if needed. A staircase leads to the upper level that offers high ceilings and abundant views from almost every room. The kitchen faces south and west, with windows and views in both directions. It offers an expansive and comfortable space to cook, gather and entertain around a large central island and kitchen table that faces directly West, capturing views of the Divide. Clad in abundant white cabinetry, topped with grey granite countertops and featuring a 6-burner Viking range and hood, Subzero side by side refrigerator and freezer, double Viking ovens, Bosch dishwasher, and an excellent walk-in pantry, this is a kitchen equipped for the modern family. Through glass doors, the kitchen expands onto the large West facing deck.

Connected to the kitchen is a lofty, open Great Room with soaring ceilings, abundant natural light, a gas fireplace, and a wall of West facing glass that captures the unobstructed views. The open great room and kitchen is often hard to find in close-in foothills homes, and makes for excellent flow. The West facing deck is a natural extension of the main floor living area and offers effortless indoor/outdoor living year round. A conveniently located kids play area or study is tucked between the kitchen and the access to the back yard, and features views and great natural light.

Across from the Great Room is a formal dining area with excellent space for a large dining table.  This level also features a well appointed home office with ¾ bathroom that can double as a guest suite, with a glass door that leads out to the grass covered backyard. More to come about this remarkable backyard…

Rounding out the upper floor is the master bedroom, featuring panoramic views on two sides, with glass doors that lead out to the deck. The gas fireplace adds a cozy, grounding touch to a room that appears to be suspended in the sky amongst the trees. The master bathroom boasts double vanity, soaking tub, and oversized shower, as well as a large double walk in closet. The soaking tub is perfectly oriented to capture the forever views.

The main, walk-in level of the home features three generously sized bedrooms including the large en-suite guest bedroom, as well as a generous rec room or family room. The two kids bedrooms face west and also feature private sinks and vanities in each room, separate well-apportioned closet space, and a shared full bathroom . The guest suite is comfortable and private, and walks out to the lower level patio. The rec room on the main level features high ceilings and a gas fireplace, and makes for an excellent teenage space, media room, or secondary family room.

The yard, accessed from a glass door across from the kitchen, is extremely rare for a foothills property, and is a story all its own. Most properties in the foothills are built on the hillside and do not offer a level yard area, not to mention perfect green grass with irrigation. Previously an overgrown garden, the lush, green yard was created with the help of a crane-lifted bulldozer and some extremely visionary engineering, and now offers an amazing space for kids to play.

One of the many benefits of Pine Brook Hills is the water. Instead of relying upon well water, as most foothills properties do, Pine Brook Hills has its own reservoir. The water supply infrastructure was recently overhauled with new piping past the home. The septic system for 228 Wildwood was installed new in 2009 and is sized and permitted for a 4 bedroom home.

Linden Avenue, the main artery to access Pine Brook Hills, was newly re-paved and re-sealed in 2016. As a school bus route, Linden is plowed early in the morning and maintained by the County. The bus stop for Foothills Elementary and Centennial Middle School is roughly two minutes from the home. The road is paved the entire way from Linden to the property. The driveway at 228 Wildwood faces south and has just enough slope to allow any snowfall to typically melt quickly and flow away from the home. The owners report that they have never shoveled the driveway and only need to have the driveway plowed a handful of times each year. Ecoscape is on call to plow Wildwood Ln and the driveway as needed.

The three-car attached garage opens into the main entry to the home and offers plenty of space for cars and gear. The third bay is currently used as a home gym and has exterior access to the outdoors.

Buyers are often concerned about internet access and cell phone coverage, especially when it comes to foothills properties that often do not have great service. The owners of 228 Wildwood currently have Comcast broadband, which provides approximately 40 megabits of wi-fi internet service through the home, as well as a Verizon extender box that provides full, cell service. All main services, including water, gas, electric, and cable run underground to the property, which eliminates the need for unsightly power lines and poles. In summer months, the home is cooled with an evaporative cooling system. And a whole-house humidifier maintains a pleasant level of humidity in the home.

Located directly to the Northwest of the property and abutting the property is a 19 acre outlot that is owned by the members of the housing association, and adds even more privacy as a neighboring home will not be built on the outlot next to 228 Wildwood. The outlot, the access road, and the fire road have recently been extensively mitigated for fire, and the owners of the home have also done significant fire mitigation around the property.  The Pine Brook Hill fire station is about a mile away.
